A floor is a maintenance schedule, not a one-time job.
Vinyl tile that is burnished monthly and recoated twice a year looks new for a decade. The same tile left alone for eighteen months needs a full strip and four coats of finish, and half the time the tile is scratched through. Sealed concrete works the same way: scrubbed regularly it stays bright and dust-free; ignored, it powders and stains.
So we do not sell floor care as a project. We write a floor schedule into your cleaning scope, so the expensive job almost never comes up.

Clear and protect
Furniture moved or tagged, edges and baseboards masked, the area closed with signs. We schedule it for a night or a weekend so nobody walks on it wet.

Strip to bare tile
Stripper applied and dwelled, old finish removed with the machine and a black pad, edges done by hand, then a full rinse. Any old finish left behind shows through the new coat.

Neutralize and dry
A neutralizing rinse brings the tile back to a pH the finish will bond to. The floor is dried completely before a drop of finish goes down.

Apply finish, thin coats
Four to five thin coats of a commercial floor finish, each one cured before the next. Thick coats trap moisture and cloud; thin coats build a hard, clear surface.

Cure and return
The floor stays closed until the last coat is cured, usually overnight. Furniture back, mats down, and a note to you with the recommended burnish and recoat schedule.

Maintain
Monthly burnishing and a scrub and recoat every six to twelve months keep the floor at this standard without another strip for years.
