Commercial cleaning is priced per visit, then set as one fixed monthly amount. Here is exactly what goes into it, so the quote is not a mystery. The number itself comes from walking your building.
What moves the number
Six things set the price. Nothing else.
- Square footage and layout
- Open floor is fast; a maze of private offices is slow. We measure at the walkthrough rather than guess from a listing.
- Frequency
- Nightly is cheaper per visit than weekly, because a building that is cleaned every night never gets far from clean.
- Washroom count
- Washrooms are the most labour per square foot in any building. Two washrooms and ten washrooms are different jobs.
- Floor types
- Sealed concrete that needs the auto-scrubber, vinyl that needs burnishing, carpet that needs vacuuming: each has its own time and equipment.
- Hours and access
- After-hours and overnight is standard. Daytime porter visits or split shifts around receiving windows are quoted as their own line.
- Consumables
- Paper, soap and liners can be supplied by us and itemized, or bought by you. Either way, you see the line.
